Why Trust Our Advice

Editorial Standards and Expertise Behind The Dunnican Team Blog

Real estate decisions involve significant money, significant risk, and — for most people — a great deal of uncertainty. The information that guides those decisions should be accurate, specific to the market in question, and written by someone with real experience in it. The content published on this blog is written by and for people navigating the North Texas real estate market — not a content team, not a national aggregator, and not an AI tool generating generic advice. Here's what that means in practice.

Who Writes and Reviews This Content

Articles on this blog are written or reviewed by Cindy Dunnican, Managing Partner of The Dunnican Team at Coldwell Banker Apex, Realtors®. Cindy has been a licensed Texas REALTOR® since 1998 and has closed more than 1,850 home sales throughout Northeast Dallas, Rockwall County, and surrounding North Texas communities. Ranked among the top 1% of agents in the North Texas MLS by production, Cindy specializes in residential resale, luxury homes, relocation, new construction, downsizing, and lifestyle properties including lakefront and golf course communities. Some articles covering financial considerations, pricing analysis, or the buyer side of the transaction are also reviewed by Cory Dunnican, Co-Founder of The Dunnican Team. Cory brings a background in mortgage lending and real estate finance and has been active in North Texas real estate alongside Cindy since 1998. Neither Cindy nor Cory delegates content review to unlicensed staff. If an article carries a byline or is attributed to the team, it reflects their direct input.

Where Our Information Comes From

Market data cited in articles comes from the North Texas Real Estate Information Systems (NTREIS) MLS — the same database that agents use to list homes and track sales activity in the Dallas–Fort Worth area. Where third-party sources are cited, they are identified in the article. Neighborhood descriptions, community insights, and local lifestyle content are drawn from the team's direct experience working in those communities — not sourced from Wikipedia, tourism sites, or national real estate portals that aggregate information without local verification. Texas-specific real estate process information reflects current state law and standard practice as understood by licensed professionals. Where rules or procedures are subject to change, we note that clearly and recommend confirming current requirements with a licensed agent or attorney.

How We Maintain Accuracy

Real estate markets change. An article written about market conditions in one quarter may not accurately reflect conditions six months later. We address this in two ways:
  • Market update articles are published monthly and dated clearly. Do not rely on a market update from a previous quarter as a reflection of current conditions.
  • Evergreen content — buyer guides, seller guides, process explanations, community profiles — is reviewed and updated on a regular schedule. The "last updated" date is noted at the top of each article.
If you find information in an article that appears to be outdated or inaccurate, we'd genuinely like to know. Use the contact form at thedunnicanteam.com/contact or call us at 972-679-1789.

Independence & Editorial Integrity

Articles on this blog are not sponsored, paid for, or influenced by third parties. We do not accept payment from builders, lenders, title companies, or service providers in exchange for favorable coverage or placement in our content. Where we recommend a resource — such as a lender, inspector, or title company — it reflects our actual experience working with that provider on behalf of clients. We note when a recommendation is based on a professional relationship. As active listing agents and buyer's agents, we have a professional interest in the health of the North Texas real estate market. We don't pretend otherwise. What we commit to is presenting market conditions and real estate information as honestly and accurately as we can — including conditions that may not favor a quick transaction. Informed clients make better decisions, and better decisions build the kind of trust this business is built on.

A Note on the Limits of This Content

The information on this blog is intended for general educational purposes and reflects the perspective of licensed real estate professionals. It is not legal advice, financial advice, or tax advice. Real estate transactions involve legal contracts, financial obligations, and individual circumstances that vary significantly from one situation to the next. We encourage readers to consult with a licensed real estate attorney, CPA, or financial advisor for guidance specific to their situation.
