Some parts of Northeast Dallas are still moving much faster than others

Real estate, Northeast Dallas Area

Redfin reported that Dallas metro pending sales fell 17.6% year over year as of October 29, 2026. That sounds like a slow market. But the Real Estate Data Aggregator counted 2,708 homes sold across Northeast Dallas in the three months ending August 31, 2026, and the pace varied enormously by ZIP code. Your strategy needs to match your part of the market, not the metro average.

How fast homes moved, ZIP by ZIP

The Real Estate Data Aggregator shows median days on market ranging from 32 days in Richardson's 75080 to 83 days in Royse City's 75189. That is a 51-day gap within the same general area. Buyers and sellers on opposite ends of that range are in very different situations.

The fastest-moving areas

Richardson's 75080 had the shortest median time on market at 32 days, according to the Real Estate Data Aggregator. Nearly 4 in 10 homes there, 36%, went under contract within two weeks of listing. Sellers there were also getting 98.2 cents on every listed dollar.

Garland's 75044 was nearly as quick at 34 days, per the Real Estate Data Aggregator. That ZIP also had 27% of homes go under contract within two weeks. Prices there dipped 7.9% year over year, so buyers got speed and a lower price point.

Sachse's 75048 stood out in a different way. The Real Estate Data Aggregator shows 29.1% of homes there went under contract within two weeks, the highest share of any ZIP in this report. That is up 4.7 points from the same period last year.

Where homes took much longer

Royse City's 75189 sat at the other end. The Real Estate Data Aggregator counted a median of 83 days on market there, up 11 days from the same period in 2025. Supply is also the highest of any ZIP here, at 7.2 months. That combination gives buyers more time and more leverage.

Lavon's 75166 was close behind at 79 days, though that was actually 17 days shorter than last year, per the Real Estate Data Aggregator. The median sale price there dipped 4.2% to $351,240. Improvement, but still a slower market.

The bigger picture: Dallas metro and national context

Redfin reported on October 29, 2026 that the U.S. median home-sale price for the four weeks ending October 25, 2026 was $389,601. The weekly average mortgage rate for that same period was 7.32%, also from Redfin. Rates at that level keep some buyers on the sidelines, which partly explains the slower zones.

The National Association of Realtors reported that existing-home sales rose 1.5% in September 2026 to 3.99 million units. That is a small positive nationally. But the Federal Housing Finance Agency noted U.S. house prices rose just 2.4% year over year through August 2026. Modest gains, not big swings.

Locally, the Real Estate Data Aggregator counted 3,988 homes for sale across Northeast Dallas in the three months ending August 31, 2026, down 10.7% from a year earlier. Fewer choices for buyers, but not equally tight everywhere.

What this means for buyers and sellers

If you are selling in a fast ZIP like 75080 or 75044, pricing right still matters. Sellers in 75080 got 98.2% of list price, but those in 75243 Dallas got only 95.7%, per the Real Estate Data Aggregator. That 2.5-point gap can mean real money.

If you are buying in a slower ZIP like 75189 or 75166, you have more time and more room to negotiate. The data does not tell you what to offer. It tells you that the pressure is lower there than in Richardson or Sachse right now.

In short
  1. Northeast Dallas is not one market.
  2. The Real Estate Data Aggregator shows a 51-day spread in median time on market across these ZIPs for the three months ending August 31, 2026. A home in Richardson's 75080 and a home in Royse City's 75189 call for completely different pricing and timing strategies.
  3. The metro-wide numbers from Redfin tell part of the story.
  4. Your ZIP code tells the rest.

One more thing worth knowing: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP it sits in. If you want to know how your specific block stacks up, that conversation is worth having before you list or make an offer.
