East Collin County has fewer listings, but sales are still holding steady

Here is the number that changes what you should do: the Real Estate Data Aggregator counted 1,765 homes for sale across East Collin County in the three months ending August 31, 2026. That is down 16.5% from the same period a year before. Fewer choices for buyers means the homes that are listed carry more weight. If yours is not priced and prepared well, buyers simply move to the next one.

Now look at what demand did. The Real Estate Data Aggregator counted 1,374 homes sold across those same ZIP codes, down just 0.1% from a year before. Buyers are still out there. They just have less to look at. That gap between shrinking supply and steady sales is the story.

New listings are pulling back too

The Real Estate Data Aggregator recorded 1,794 new listings across East Collin County in the three months ending August 31, 2026. That is down 13.8% year over year. Fewer sellers are coming to market. That is part of why inventory is thinning. It also lines up with what Realtor.com reported: median list prices in the South fell 2.6% year over year. Sellers here are not immune to that pressure.

How each ZIP code is reading right now

The area-wide numbers tell one story. Each ZIP tells its own. Here is where prices and pace landed in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

Price changes are mixed, not uniform

Some ZIP codes moved up sharply. The Real Estate Data Aggregator shows 75013 in Allen gained 13.8% in median sale price year over year, reaching $700,000. ZIP 75094 in Plano was up 16.3%, landing at $640,000. But not every area followed. ZIP 75166 in Lavon slipped 4.2% to $351,240. ZIP 75075 in Plano fell 3.7% to $460,000. This is not one market moving in one direction.

  1. 175094 Plano16.3%
  2. 275013 Allen13.8%
  3. 375023 Plano5.2%
  4. 475082 Richardson3.8%

  6. 675074 Plano0%
  7. 775002 Allen-1%

Speed to contract is improving in several spots

One signal worth watching: the share of homes going under contract within two weeks of listing. The Real Estate Data Aggregator shows 75094 in Plano jumped 14.7 points year over year to 39.3%. ZIP 75082 in Richardson rose 7.8 points to 36.4%. ZIP 75013 in Allen gained 8.5 points to 26.7%. Well-priced homes in these areas are not sitting long.

What buyers are dealing with on rates

Buyers are still working against elevated borrowing costs. CNBC reported the average contract rate on a 30-year fixed mortgage decreased last week to 7.3% as of November 4, 2026. That is the context every buyer in East Collin County is pricing into their offer.

What this means if you are selling

With 16.5% fewer homes competing for the same pool of buyers, a well-priced listing gets real attention. But buyers are not overpaying. The Real Estate Data Aggregator shows sale-to-list ratios across these ZIP codes sitting between 97% and 98.7%. That is close, but it is not over list in most cases. Preparation and pricing are doing the work that a thin market used to do on its own.

What this means if you are buying

Less inventory means fewer options. The Real Estate Data Aggregator shows months of supply ranging from 3.3 months in Allen (75002) and Richardson (75082) to 4.7 months in Wylie (75098). None of those numbers signal a flood of choices. Move carefully, but do not wait for a selection that may not come.

In short
  1. East Collin County has 16.5% fewer homes for sale than a year ago, but nearly the same number sold.
  2. Realtor.com reports list prices in the South fell 2.6% year over year, and you can see that in ZIP codes like Lavon and parts of Plano.
  3. Other areas, like Allen's 75013 and Plano's 75094, moved up sharply.
  4. One street can read very differently from the ZIP code around it.
  5. These are the three months ending August 31, 2026.
